Overview

A trusted partner for her clients, Cara represents lenders, investors, developers and community development entities in complex loan transactions, specializing in tax credit and impact financing. With a focus on federal and state New Market Tax Credits (NMTC), Cara is skilled in drafting, conducting due diligence review, driving deal timelines and managing deal closing procedures. She has considerable experience in different financing structures, including NMTC and historic tax credit twinned deals, construction projects for commercial spaces, mixed-use developments, hotels, community centers, factories and grocery stores in low-income communities, loan pools, prefunded equity investment closings and NMTC exit transactions.

Cara brings a rich background in client relations to her practice. Prior to attending law school, she worked to understand and anticipate the needs of corporate clients at a major information technology company and employs this same level of care to her present clients.

Experience

Represented a federal NMTC investor with respect to the $125 million construction and expansion of a cheese and dairy manufacturing facility located in Minnesota. In addition to the client, the transaction included four project lenders and an upper-tier source lender, which involved managing and executing an approximately 300 item checklist.

Represented six state NMTC lenders in a total of six different transactions involving Nevada State NMTCs, each involving a different makeup of the lenders. The most drafting intensive deal involved five lender clients and the drafting and negotiation of over 60 transaction documents.

Represented client as a NMTC investor and lender, with respect to the $26 million redevelopment in Baltimore, Maryland, of a vacant building into a mixed-use project including affordable housing units, which included four NMTC lenders and an upper-tier source lender.

Represented client in roles as a federal NMTC lender, upper-tier source lender and direct lender with respect to a $22 million financing to construct and expand an existing healthcare facility located in Kansas City, Missouri.
