Bell noted that office real estate faces ongoing challenges, with pandemic-era shifts continuing to impact occupancy. While adaptive reuse of office buildings into residential units remains limited, he sees creative potential for repurposing spaces for scientific and medical uses, collaborative workspaces, dormitory-style housing, and entertainment venues.

Bell also highlighted shifts in lender behavior, emphasizing proactive engagement and disciplined restructuring. "Clients and their counsel are getting more proactive," he said, noting that alternative financing sources are increasingly layered into capital stacks to bridge valuation gaps.

Despite lingering uncertainty around interest rates, tariffs, and construction costs, Bell sees the market trending towards stabilization. He emphasized that risk management now extends beyond spreadsheets, encouraging deep local engagement to anticipate regulatory shifts and neighborhood momentum. "Boots-on-the-ground knowledge helps you see where things may be going," Bell said.

Bell's practice is focused on representing banks and other financial institutions in both litigation and transactional matters.
