Overview
Robert advises real estate industry clients on acquisition, disposition, leasing, development and financing issues in commercial real estate transactions. His services include:
- Acquisitions – negotiate terms of purchase agreements, conduct real estate and title due diligence, and close transactions
- Dispositions – negotiate terms sale contracts and close sales transactions
- Financing – negotiate loan agreements, promissory notes, deeds of trust and mortgages
- Leasing – negotiate leases for landlords and tenants for retail, office, industrial and warehouse properties, including ground leases, build to suit leases, standalone property, office buildings and shopping centers
- Development – negotiate development agreements, restrictive covenants, REAs, CCRs, and other land use controls
Experience
Robert served as lead counsel for the acquisition of the real estate for the City Museum property in St. Louis, Missouri.
He represented the purchaser in the acquisition and lease of a hot springs resort expanding over multiple parcels and requiring rights from various parties in order to operate
Robert served as lead counsel to the purchaser of a large East Coast ski resort in its acquisition of the ski, golf, retail and residential areas.
He represented the purchaser of a portfolio of waterpark properties and the subsequent lease of each property to a new national operator.
He represented the owner of waterparks in the renegotiation of multiple leases upon a sale of the leases from one operator to a nationally recognized operator.
He represented a publicly traded specialty real estate investment trust in the handling of its education portfolio including early education properties, charter school properties and private school properties.
He represents a publicly traded specialty real estate investment trust in the handling of its recreational assets including ski areas and waterparks.
He served as counsel to a publicly traded specialty real estate investment trust in preparation of program structure documentation for developers and represents the landlord in the leasing and development of early childhood education centers.
Robert successfully represented the purchaser of over 70 franchise locations and reviewed lease transactions related to the purchase.
He represented the purchaser of triple net leased investment properties, including standalone buildings and in-line shopping centers.
He successfully represented a national association headquartered in St. Louis with respect to the renovation of its headquarters and the financing for such renovations.
He represents a local pizza franchisee in acquisitions of real estate for business growth purposes.
Robert also represents a corporate trustee in the handling and liquidation of real estate assets held in a trust.
